In 2019, IMI was contracted to support the construction of a new, 12 story building: 18th and Market Apartments. As a true end-to-end partner, IMI provided value engineering, fabrication, and installation support and completed the project on-time and on-budget during peak COVID restrictions. 

Before the project began, IMI focused on value engineering and identified teams, ideas, and changes to ensure the construction would fit the client’s budget. Once construction began, IMI was responsible for installing 12,500 linear feet of brick relief, garage screens for parking structures, canopies over entrances, and storefront support steel. 

On-time, On-Budget Delivery Despite COVID Challenges 

IMI’s quality of materials and installation is matched by the ability to adhere to clients’ budgets and needs. In a time when most construction projects fell behind, IMI worked with the General Contractor to execute seamless communication, planning, and delivery to ensure the project was completed on time. With 15 to 20 IMI employees on site at any given time (and 300 workers on the site in total), the field and office teams worked in sync to plan how the crew would work around other teams – sometimes down to the minute. 

Strict COVID protocols in place, so IMI meticulously planned how the crew would move around the building, how to maximize efficiency when they had limited time in certain areas, and how mandatory temperature checks and social distancing would factor into the overall timeline. IMI’s attention to detail and relentless focus on the clients’ goals paid off. Since construction at 18th and Market wrapped, IMI has gone on to partner with the client on a number of other projects.
